NDR InvIT Trust is an Infrastructure Investment Trust (InvIT), sponsored by NDR Warehousing Private Limited, with NDR InvIT Managers Private Limited as their Investment Manager and NDR Asset Management Private Limited as their Project Manager. NDR InvIT is an Infrastructure Investment Trust focused on logistics and warehousing solutions. NDR InvIT Trust has received the Certificate of Registration as an Infrastructure Investment Trust on 05th June 2023, from Securities and Exchange Board of India, under the Infrastructure Investment Trusts Regulations, 2014. The sponsor NDR Warehousing Pvt Ltd has track record of experience covering the entire value chain of the industrial and logistics industry from warehousing, bonded warehousing, container freight station, private freight terminals, temperature control facilities and 3PL capabilities. The Trust specialize in logistics and warehousing solutions on reliability and efficiency. Their portfolio comprises 33 warehouses totaling approximately 16.91 million square feet across 13 cities as of December 31, 2023. Besides, NDR Warehousing provides secure and efficient logistic infrastructure solutions. The Trust in 2023, completed Coimbatore warehouse and was made one of the most preferred outsourcing locations for automobile industry. NDR InvIT Trust came up with an Initial Offer of up to 88,000,000 Units through a private placement at a price of Rs. 100 per Unit, aggregating up to Rs 880 Crores. The Offer comprises a Fresh Issue of 69,410,000 Units aggregating to Rs 694.1 Crore and an Offer for Sale to 18,590,000 Units aggregating to Rs 185.9 Crore in January, 2024. The Trust commenced operations on February 8, 2024. The Trust expanded its portfolio by acquiring Grade-A industrial and warehousing portfolio spread across key markets of Surat, Hyderabad, Bengaluru and Pune. It added 2.01 mn sq. ft. of high-quality assets to NDR InvIT's expanding portfolio in FY 2025. Trust became the first InvIT in India to issue Sustainability Linked Bonds, with participation from IFC and NaBFID, India's premier infrastructure financing institution. The proceeds were utilised to purchase new assets and refinance debt at the SPV level, thereby strengthening cash flows at the InvIT level and enabling portfolio expansion. The Trust completed ~1.3 mn sq. ft. of prime space across the Key Logistics hubs of Chennai, Goa, and NCR, making them fully operational in FY25.
